The fundamental difference between Class 2 & Class 6 apartments is that a Class 2 accommodates residential units only whereas a Class 6 mixed-use building also provides retail, restaurant and office uses to name a few. These are usually found in the lower levels of the structure, and in some instances as a podium with the residential apartments in the levels above.
Mixed-use developments generally are permitted to have a higher yield via increased height and/or plot ratio as commercial components provide beneficial infrastructure to local residents. These types of developments provide developers with a variety of options when it comes to potential returns on investment. Mixed use developments are highly desirable by both homebuyers and renters as they are with commercial tenants. This is because the commercial aspect provides vibrant activity at street level for residential tenants and prospective clientele for the commercial tenancies.
